What buying pre-con actually looks like

From reservation to keys in hand

Every pre-construction purchase follows roughly the same arc. Here's what each stage involves and what we handle for you at each one.

Stage 01 · Week 1

Reserve & deposit

Pick your lot or unit, sign the reservation agreement, and put down an initial deposit — typically 5–15% of purchase price, staged over time.

Stage 02 · Weeks 2–6

Design & finishes

Visit the builder's design centre to choose floor plan options, layout upgrades, and interior finishes before construction starts.

Stage 03 · Months 1–3

Site prep & framing

Land development, foundation, and framing begin. We check in on milestone progress and flag anything that affects your closing date.

Stage 04 · Months 3–10

Construction

Interior and exterior work proceeds in sequence. Most builders offer a pre-drywall walkthrough so you can confirm layout and rough-ins.

Stage 05 · Final 60 days

Possession

Final walkthrough, deficiency list, and closing paperwork. We review the Tarion warranty coverage with you before you get the keys.

Why buyers choose pre-construction

The case for buying before it's built

Pre-con isn't right for everyone — it suits buyers who can plan ahead and want more control over the finished product.

01

Lock in today's price

Your purchase price is fixed at signing, even if the home isn't ready for 6–12 months — protecting you from market increases in that window.

02

Choose your finishes

Early reservations get first pick of lots, layouts, and a design-centre appointment to select flooring, cabinetry, and fixtures.

03

New home warranty coverage

Every Alberta new-build is covered under Tarion-equivalent new home warranty from possession — one-year, two-year, and structural coverage.

04

Staged deposit structure

Rather than one lump sum, most builders split deposits across signing, design selections, and pre-construction milestones.

05

GST rebate eligibility

New builds under the federal threshold qualify for a GST rebate, which we factor into the all-in price comparison from day one. Try the GST rebate calculator →

06

Representation costs you nothing

Builder commissions are built into the price either way — having your own buyer's agent doesn't change the price, only who's looking out for you.

Save on closing costs

Get the GST rebate on your new home

Most pre-construction homes in Edmonton are priced before GST. The federal GST New Housing Rebate can return a meaningful portion of that tax — use the calculator to see roughly what you'd qualify for at your price point.

  • Alberta has no provincial sales tax, so only the 5% federal GST applies to new homes
  • Homes priced at $350,000 or less can qualify for the maximum rebate
  • The rebate phases out gradually between $350,000 and $450,000
  • Many builders apply the rebate directly, reducing your purchase price up front

Edmonton pre-construction homes

Pre-construction homes in Edmonton: what to know before you buy

Buying a pre-construction home in Edmonton means reserving a property before it's built — typically a front-drive home, laned home, townhome, duplex, or condo in a new build community. Because pricing is locked in at signing, buyers benefit from today's prices even though possession is usually 6 to 12 months away, depending on the builder and construction stage.

Edmonton's new home market spans communities across SW Edmonton, NW Edmonton, and West Edmonton, including Heritage Valley, Glenridding, Rosenthal, Edgemont, and Keswick. With 50+ active pre-construction communities across the city and surrounding area, pricing currently starts around $239,900 for condos and ranges up to $574,900+ for larger front-drive and walkout homes.

New builds in Alberta may also qualify for the federal GST New Housing Rebate, which can reduce the effective cost of a home priced at or below $450,000. Working with a buyer's representative on a pre-construction purchase costs nothing extra — builder commissions are already built into the price, so representation simply means having someone track deposit structures, construction milestones, and your Tarion-equivalent new home warranty on your behalf.

How long does it take to get a pre-construction home in Edmonton?

Most pre-construction homes in Edmonton take roughly 6 to 12 months from reservation to possession, depending on the builder, community, and the construction stage at the time of purchase.

Do I qualify for the GST rebate on a new home in Edmonton?

New homes in Alberta priced at $350,000 or less can qualify for the full federal GST New Housing Rebate. Homes between $350,000 and $450,000 may qualify for a partial rebate, which phases out completely above $450,000. Use the GST rebate calculator above for an estimate.

Does it cost anything to use a buyer's agent for a pre-construction home?

No. Builder commissions are built into the purchase price either way, so working with a buyer's representative doesn't change your price — it only changes who is looking out for your interests.
